The site has MAJOR stormwater issues

Dianella Court sits at the low side of 62 Lake Macdonald Drive, a sloping site thickly vegetated over half of it's area. 62 Lake Macdonald Drive already releases an excessive amount of stormwater into the Dianella Court residential area and mitigation work is already needed as can be seen in the videos.

If 62 Lake Macdonald Drive were to be developed, all the vegetation would be removed (replaced by 2.7Ha approx. of roofs and road/hardstands) and even more stormwater would be generated during actual storm events. This increased stormwater load would pass either directly or indirectly to one point - the drainage system under the Dianella Court, Wilgee Court, Lake Macdonald Drive intersection. It would then flow in drainage creeks through residential areas before ending up in Six Mile Creek. Many downstream areas already flood in heavy or sustained rain, including parts of Dianella Court.

The videos on this page, filmed in earlier years by residents, show stormwater flow in or near the cul-de-sac area of Dianella Court. They show typical flooding after heavy or sustained rain in the cul-de-sac and the reserve on the Swift drive side of Dianella Court. But they do not show the effects of the larger rainfall events we can experience.

Leaving the mature forest in place has significant merit for it's valuable stormwater runoff mitigation value compared to paved surfaces. It is also a key feature of this area's visual amenity and it's a sanctuary for local wildlife.
